Welcome

What does a mortgage broker do?
A mortgage broker helps you compare home loan options from different lenders and guides you through the application process from start to settlement.

Do you work for the bank or for me?
A broker works for you and helps find a loan that best suits your situation, using a panel of lenders.

How much does a mortgage broker cost?
We do not charge the client directly.  We receive a commission by the lender once the loan settles (fees, if any, must be disclosed upfront).

Is it better to go to a bank or a broker?
A bank offers only its own products, while a broker can compare options across multiple lenders which allows us to explore products and solutions which may not be otherwise available.

Home Buyer & First Home Buyer Questions

How much can I borrow?
This depends on your income, expenses, debts, credit history, and the lender’s criteria.

How much deposit do I need?
This varies by lender and loan type. Some buyers may be able to purchase with a smaller deposit, subject to eligibility and conditions.

What grants or government assistance am I eligible for?
Eligibility depends on your situation, property type, and location. A broker can help you understand which grants or concessions may apply.

Can I buy my first home with less than 20% deposit?
In some cases, yes. Options may be available depending on your circumstances and lender requirements.

Rate Questions

What’s the difference between fixed and variable rates?
A fixed rate stays the same for a set period, while a variable rate can change over time. Each has pros and cons depending on your goals.

What loan term should I choose?
Most home loans run for up to 30 years, but the right term depends on affordability and long‑term plans.

Can I make extra repayments?
Some loans allow extra repayments without penalty, while others have limits.

Refinancing Questions

When should I refinance my home loan?
People often refinance to access a better rate, reduce repayments, or change loan features.

Will refinancing save me money?
It depends on your current loan, new loan terms, and costs involved. A broker can help you compare options.

Are there costs to refinance?
There may be fees involved, which should be considered as part of the overall benefit.

Process & Timing Questions

How long does the home loan process take?
Timeframes vary depending on the lender, complexity, and how quickly documents are provided.

What documents do I need to apply for a home loan?
Commonly income documents, identification, bank statements, and details of debts and assets.

Can you help with pre‑approval?
Yes—brokers commonly assist with pre‑approval so buyers understand their budget before making offers.

Trust & Compliance Questions

Is a mortgage broker regulated in Australia?
Yes. Mortgage brokers must meet licensing, education, and compliance requirements.
